Second Building Final Finishes

Our second building which contains the anchor corner restaurant space, four retail stores, five office condos and three residential CityHomes is nearing completion. Final landscaping is complete with sidewalks, elm trees and sod. The beautiful corner fountain is complete. All glass is installed in the retail space.

The residential CityHomes will be complete on August 1. The commercial space is ready for build out.

On-site sales is open daily. Our agent on duty works from Unit 302 on Main Street. See the decorated model Live / Work TownHome.

Decorated Model and Grand Opening

On Thursday, June 4, over 100 agents toured the newly opened decorated model and all the Live / Work units at OneRiverside.

Superior standard finishes include exotic hardwood floors of teak, walnut, hickory, and cherry. Vessel sinks, and european style free-standing tubs are standard. Dual-flush toilets are in every bathroom. The kitchens include 36" stainless steel farm sinks, instant hot water dispensers, and tile backsplash, all standard. Designer paint colors in all units show that Buyers may choose from the entire color wheel to personalize their home.

The six Live / Work TownHomes include three different floor plans. Each floor plan is finished in two different designs. The Urban Chic design includes smooth flat stained doors, lever door handles, wire mesh ballustrades, and clean lines. The Contemporary Transitional design features raised panel doors, spherical door handles, horizontal picket ballustrades and large cove style crown molding. Buyers may mix and match elements of either design to personalize their selections.

Unique Live / Work layouts provide the home business, small retail, professional office, gallery, or shop space with street-front exposure. Separate front residential entries connect with the rear garage entry into a foyer and stairs that is either separated from the work space as a hallway, or open to the work space allowing more room and may be personalized either way depending upon the Buyer's preference and requirements.

Finishing Touches on Live / Work TownHomes

Countdown to opening the model...

Finishing touches are in progress on the Live / Work TownHomes. Countertops (granite or quartz) and sinks (farmhouse and vessel), exotic hardwood floors and carpet, and the European style free-standing tubs are about all that remain to be done. Then furniture and accessories for the model.

The landscape work will commence during the next week, as will paving of the interior site driveways and parking. Rain delays have pushed our schedule back, or these items would already be complete.

OneRiverside is coming together rapidly. With the Live / Work TownHomes nearly complete, and sheetrock starting on the CityHome condos, now is the time to visit and walk through the best true mixed use development in Atlanta.

Retail and Restaurant brick work complete

View the latest photos to see the completed brick work on the Condo building. This is the corner building at Hollywood and Main, with the 2,700 square foot restaurant space on the corner, flanked by retail space on either side with one 1,200 square foot store facing Main Street and 3,600 square feet facing Hollywood that can be configured as one, two, or three stores. All the commercial space is FOR SALE. We have Small Business Administration commercial mortgages available to fund the purchase, build-out, equipment, fixtures, and furniture with as little as 10% down.

Above the retail space are CityHomes (separate two-story residential condos), and also Office Condos. Sheet rock begins this week.

The Live / Work Townhomes facing on Main Street are nearly complete and we expect to open the model unit in early May. There is still time to select your counter tops, flooring, and carpet.

Not Your Basic Beige

The Live / Work TownHomes are nearly complete. Every unit has a different color scheme. Our designers and interior decorators have outdone themselves.

Colors like Teal Stencil, Stunning Shade, Manual Wheat Grass, Prarie Grass, Alabaster, Muslin, Restrained Gold, Bee's Wax, Shagreen, Brainstorm Bronze, and French Roast.

The shades of gray range from Austere Gray, to Useful Gray, to Attitude Gray, to Comfort Gray, to Connected Gray, to Anew Gray, and Gray Area.

And of course Tricorn Black and Aesthetic White.

We'll be posting interior pictures soon. We want to wait for the touch-up to be complete.

We're on track for the first closings at the end of April. There is still time to choose your carpet and hardwood floors.

Commercial Mortgages Available for Retail, Office, and Restaurant space

Live / Work TownHomes are Looking Great - come and walk through

Hurry to make your flooring selections in our Live / Work TownHomes. Cabinets are installed, tile is installed, paint is nearly finished - crews are completing touch-up this week. We are finishing all six of the initial phase Live / Work TownHomes to our buyer's specifications and the remaining ones to our fantastic designer's selections.

Each of three different floor plans feature two alternate design finishes - Urban Chic and Contemporary Transitional. On-Street Parking is Paved

We are very pleased that on-street parking is now complete at OneRiverside. Main Street and Hollywood Road now both feature on-street parking.

Access to our site for visitors was challenging for the past week as the crews dug out the right of way, formed and poured curbs and gutter, packed in the paving foundation and base, and finally yesterday paved the parking spaces with asphalt.

You can now visit our on-site office without the aid of walk boards and we can escort visitors to walk through the units without obstruction.

Stop by OneRiverside to view the Live / Work TownHomes that are nearly complete, and the CityHomes that are progressing rapidly, as well as the retail space, office condos, and restaurant space.

$8,000 Tax Credit / Refund for First Time Home Buyers at OneRiverside

If you have not owned a home during the last three (3) years, your purchase of a CityHome, Live/Work TownHome, or Courtyard TownHome with Rooftop Terrace at OneRiverside qualifies you for an $8,000 tax credit / refund, subject to income limits.

If you expect to receive a refund on your taxes, you will receive an ADDITIONAL $8,000 refund. If you expect to owe a little, your refund will be the difference between $8,000 and what you owe.

This $8,000 tax credit / refund is subject to income limits of $75,000 Adjusted Gross Income (after decuctions) for single people and $150,000 Adjusted Gross Income for married couples. For those earning more, the tax credit is reduced - call for details.

Your home at OneRiverside must be your primary residence. If you have already filed your 2008 tax return, you may file and ammeded return and receive the tax credit. If you close after April 15, 2009, you may file an extension and claim the credit on your 2008 return.

You must continue to own the home for at least three (3) years or the tax credit must be paid back. To qualify for the tax credit, you must purchase before December 1, 2009.

Realtor Hard Hat Tour

Last week we hosted a very well attended event for Realtors to introduce them to OneRiverside. Sixty-four (64) agents visited with us for a sit-down breakfast and presentation, then had the opportunity to walk through our Live/Work TownHomes that are in the sheetrock phase. We had excellent feedback and interest. We held the event across the street from our development, in the former restaurant space.

We were able to deliver a slide presentation to emphasize the convenient location, the unique mix of different commercial and residential choices, the high end finishes never before seen at this price point, and the ability to customize the layout of your unit if you purchase in pre-construction.

Construction Progress - Stop by and Visit

OneRiverside construction is progressing at a rapid pace. The Live/Work TownHomes on Main Street are essentially complete on the exterior. Sheetrock work began this week on the interior. We expect completion in April and a grand opening of the first model unit.

The commercial building is now in the framing stage. The deck was poured last week -- the ceiling of the retail units and the floor of the CityHomes and Office Condos above. Framing will progress rapidly, should really look different a week from now.

Keith Sharp and Susan deAntonio are the Agents on Duty. One or both of them are there every day of the week. Until we open the model unit in the Live/Work TownHomes on Main Street, we are working from the sales trailer situated on Hollywood Road.
